Ways to Increase Your Property Value


It's no secret that the real estate market is red hot right now. If you are looking to take advantage of the market and want to get the most for your house, consider these home improvements.  

Curb Appeal

Making a good first impression can go a long way when it comes to selling your home. If you are selling your home, consider updating your curb appeal. Replace any plants or scrubs that aren't looking their best. Swap out faded mulch or plant some flowers for a pop of color. These are quick and relatively inexpensive ways to draw a potential buyer in from the get-go.

Energy-Efficient Improvements 

There are numerous energy-efficient upgrades you can make for your home. Kitchens are known to be big selling points for homes so consider new energy efficient kitchen appliances. It might also be beneficial to think about a new energy-efficient furnace for colder climates or central air for warmer clients. 

Paint, Paint, and Paint

A new coat of paint does wonders to freshen up a home. When selecting paint colors, consider a neutral that fits well with your floors, cabinets, etc. Having a neutral pallet can make it easy for potential buyers to visualize their furniture in your space instead of having to look past a bold color choice. A bold color choice can be a big turn off because buyers might not be interested in painting right away.  

Ditch the Popcorn Ceiling

This is a task that might not be for everyone, but popcorn ceilings are out of date. It is a messy, messy task to remove a popcorn ceiling, but could be very appealing for a potential buyer. Before diving in, be sure to do a lot of research on removing a popcorn ceiling to make sure it’s something you think you and a couple of others can handle.

Upgrade Small Bathrooms

Bathrooms are another big selling point for homes so consider making improvements here too. Focus on small bathrooms where little improvements can go a long way. For example, update the hardware on a vanity or replace an outdated light fixture. These little changes will help you get the most bang for your buck.

Floor Updates

If your carpet has seen better days, think about replacing it. Maybe fresh new carpet is the answer, but maybe hardwoods, or something similar would be better for the space. Similarly, it might be a good idea to look over the rugs in your homes. If they are showing a lot of ware and tare, it might be time to update those too.  

Add a Fence

A fence can be a great addition to a home. A new fence can give you much needed privacy, especially in a neighborhood where the houses are close. Unfortunately, only some fences can help raise your property value. Installing a fence that is wooded, cast iron or polyvinyl can potentially get you 50% ROI. 

Ditch the Clutter

If you are planning on moving, you will want to go through your belongings and throw out what you don’t want to move. Try doing this before you list your home. It can be a big turnoff to buyers if they see a lot of clutter. It might make them think the home has a lack of storage. Clutter can be distracting and make it hard for someone to visualize their belongings in the home too.
